Prague - Czechs are increasingly buying a second apartment, where they only live temporarily and mostly use it for recreational purposes. This results from research conducted by Arllen Development and KPMG. The greatest interest is in these apartments in the Krkonošsko, Šumava, and West Bohemian spa areas. Apartments with layouts of 2+kk or 2+1 dominate, with an average size of around 50 to 60 square meters. The average price per square meter ranges from 28,000 to 47,000 crowns. "Currently, second housing projects are on the rise. They offer users modern and comfortable living, good civic amenities, privacy, and a combination of sports, relaxation options, and social activities. Second housing works well as an investment for both domestic and foreign buyers," said KPMG manager Tomáš Kulman. The number of new projects for so-called second housing in the Czech Republic is now approaching fifty. Once completed, these projects will offer 1,676 apartments with an average size of 57.7 square meters. The average price per square meter for these apartments will be 39,515 crowns. In mountain areas, 1+kk to 2+1 apartments represent up to 90 percent of the offer. "Layouts of 3+kk, 3+1, 4+kk or 4+1 and larger are primarily related to luxury projects and apartments located in spa areas or in cities like Liberec," said analyst Ivan Žídek from Arllen Development. According to the survey, recreational apartments are mainly being built in classic recreational tourist and sports areas in the mountains or near water bodies, in spas, or close to golf courses. The second location where the most recreational apartments are being built, after the Krkonošsko, Šumava, and West Bohemian spa towns, is the Beskydy, Jizera, and Krušné mountains. According to the survey, there is enough free space for development projects, and centers for tourism and sports are already emerging here. These areas also benefit from low prices and proximity to the German border. However, there are also regions that are still waiting for their opportunity, the survey claims. This includes, for example, the Jeseníky with its untouched nature, cheap resources, and historical spa tradition, or the Orlické mountains skiing region with a favorable location towards Poland. In the Krkonošsko, there are currently 18 such residential projects being built, and one in the Orlické mountains.
