Lanškroun – The investor is preparing the second phase of the development of the Brewery Square in Lanškroun in the Orlickoústecký region. On the site of the former lager cellars, they want to build a multifunctional building with 65 apartments, commercial spaces, and parking. The building is likely to be completed in 2030. This was stated to ČTK by Miroslav Horáček, the managing director of the company Multifunctional Building Brewery Square.
The entrepreneur plans to submit a request for a building permit this year. Next year, they aim to complete the permitting process and project documentation and start preparatory work. "The actual construction should start in 2028. It will create 65 apartments, a two-story parking garage, and commercial spaces," said Horáček. According to him, the construction work is estimated to last about two years.
The design of the building draws on the character of the former brewery complex, especially the ground floor part facing the square, which is meant to resemble the original lager cellars. The ground floor will have commercial spaces, while the upper floors will primarily consist of apartments. The building will also include a two-story parking area with 37 spaces in garages, and another five parking spots will be created outside.
Horáček's company is already finishing a smaller multifunctional building at the square in Lanškroun. Last year, the investor temporarily halted the construction of the first part of the project due to disagreements with the construction company, with which they subsequently ended the contract. The construction was then taken over by a local firm. The facility on the site of the former malt house will offer 31 apartments and commercial spaces.
"We want to get the construction work under roof by the end of this year, we'll work inside during the winter, and next year we should finish all 31 apartments," said Horáček. The entrepreneur is pleased with the collaboration with the new construction company.
According to Horáček, the prices of apartments in the first project are still open. Currently, apartments in Lanškroun are selling for around 90,000 korunas per square meter. "I don't want to promise anything right now, because prices are changing continuously and we are still working on the whole project. I wouldn't like to mention a figure today that won't hold a year from now. With the previous firm, I had negotiated prices; with the new contractor, everything is different; we bought polystyrene, and I was astonished; my eyes nearly rolled back at how everything has increased in price," said Horáček.
In the first building, there will be one to three-room apartments; for the second project, the entrepreneur is not counting on larger apartments. He does not expect the trend to change and mortgages to become cheaper. "We will build one-room and two-room apartments there because no one can afford larger housing anymore," Horáček added.
A brewery operated at Brewery Square in Lanškroun from the early 18th century until it ceased operations in 1999. A year later, the town purchased it for 5.5 million korunas. Currently, there is an area with a square, park, and services that partially replaced the original industrial area. "Brewery Square has significantly transformed in recent years, and I am glad that we are gradually managing to move forward with its other parts as well," said Mayor Radim Vetchý (Lanškroun Forum).
