Brno - Brno has advanced in the development area of Žlutý kopec with the acquisition of garages designated for removal due to planned future construction. The properties on Trýbova Street are on city-owned land, which it wants to use in accordance with the zoning plan primarily for housing. This week, councilors approved the acquisition of 47 garages. They will pay their owners a total of nearly 3.4 million crowns, according to a document on the city's website.
There are 126 garages owned by others in the area, with owners of 11 buildings still not identified. The city has sent a buyout offer to the remaining 115. As of the date of submission of the material, 47 owners agreed to it, and the city will conclude a separate purchase contract with each of them.
The city has experience with this method of property settlement from the year before last when it dealt with the development area Kraví hora. So far, 98 percent of garages have been settled on Rybková Street. "It's not a completely quick process, but it has turned out to be quite a feasible way to rid the areas of these garages, which according to the zoning plan have no place there. Moreover, one cannot speak of any architectural value," said councilor Jiří Oliva (formerly SOCDEM) to reporters.
Those who do not accept the offer will receive a notice of eviction from the land lease, including a request for removal of the building and a demand to restore the land to its original condition. If the owners do not comply, they will face court. "At first, someone always resists, but mostly after consulting with legal counsel, they come to the conclusion that even though it is not the best option for the owner, the city’s offer is still decent. And it’s better than going to court," said the councilor.
The city had an expert opinion prepared on the garages, many of which were built during communism. All 126 buildings were valued at 9.4 million crowns excluding VAT. Additional costs related to the physical removal of the structures must then be added to the amount.
A similar fate awaits garages in other locations, for example at the site of the former brickworks in Řečkovice. There, it will be managed by the city district.
