Liberec - A new quarter may rise in Liberec at Perštýn, a project worth more than a billion crowns has received a zoning decision. Jiří Šolc (Mayors for the Liberec Region), the deputy mayor of Liberec who was involved in the preparation of the project, said this to ČTK today. According to him, the private investor plans to build an innovation center, garages for about 750 cars, housing for 500 to 800 people on Perštýn, but also considers the construction of a school or a nursing home, sports facilities, or a park.
If everything goes well, the complex construction could start next year, according to Šolc. "In the end, a new modern quarter will emerge in Liberec, which will bring more greenery and job opportunities," said Šolc. The construction will not be easy, as the investor must solve the complicated traffic situation near the nearby public transport terminal, among other things. "Therefore, a detailed transport study was a condition of the zoning decision," Šolc said.
The new quarter will be created in a place where there has been a large pit for several years from an unfinished shopping center. Since 2006, ECE has been preparing to build a shopping center in Liberec worth nearly three billion crowns, but halted construction after three years due to administrative delays. They only excavated a huge pit on the hillside. The developer blamed the state for the failed investment and sought compensation of about 1.8 billion crowns with interest. However, ECE lost in arbitration.
According to the study, the area of 4.5 hectares should be built upon by about a quarter. The authors took inspiration from Vienna, which has a lot of greenery. "So we tried to maximize the greenery while utilizing the space in a way that there are as many housing opportunities as possible," said architect Václav Dvořák during the presentation of the study. The project also accounts for playgrounds on the roofs of underground garages. A central park with a pedestrian promenade route from the center is also expected to be created there.
