Karlovy Vary - Today, the construction of a new multifunctional seven-story building with approximately 200 apartments and a commercial area in the basement began in the Karlovy Vary district of Čertův ostrov. It will be located on the site of the former dairy factory of Intermilk. The project is being invested in by Imobilia Tre from the JTH Group, owned by Teplice entrepreneur Jaroslav Třešňák. The project's implementation costs are estimated at around 300 million crowns, and the complex is to be completed, including the removal of old ecological burdens, in 2009. This was reported to ČTK by the project's chief engineer, Robert Špalek. The new building at "Čerťák" will consist of four seven-story residential blocks. The first two floors are intended for garages and technical facilities. A small standard food store will also be established in the complex. "The parking lot for the residential complex will have a capacity of 190 spaces, and for the commercial part, it will provide 105 spaces. The total built-up area will be 3,475 square meters. Additionally, 12 new jobs will be created in the food store. The inner courtyard is planned to include a children's playground, which existed in this area and had to give way to construction. The apartments will be of various sizes, and several luxury units will also be available," noted Špalek. According to Deputy Mayor Tomáš Hybner, the old ecological burdens at the site of the former dairy factory will not pose a major problem. The city had several monitoring wells made here, and they showed that about four square meters are contaminated to a depth of approximately 40 centimeters with petroleum products. They originate from the dairy's vehicle fleet. According to Jaroslav Třešňák, his company has experience in dealing with similar burdens. "We have encountered them in many places where we are now implementing our plans. In this case too, we will entrust the cleaning of the area to a specialized company," Třešňák stated. The area of the former Intermilk dairy was sold by Karlovy Vary to Imobilia Tre Praha for about 33 million crowns. They bought the dairy from the bankrupt Intermilk five years ago for 32 million crowns. Thus, the transaction yielded approximately one million crowns, Hybner reported. "The good thing is that we are succeeding in revitalizing the place. We have tried several times in the past to sell the dilapidated area next to the residential development of Čertův ostrov. However, the city never succeeded until closing the contract with Imobilia Tre. We did not want a gas station to be built here, for example. That is also why we changed the zoning plan from minor production to a residential zone," Entrepreneur Třešňák is currently embarking on a major investment project in the Karlovy Vary Region in Cheb, where he acquired the site of the former Asian market Dragoun. The main part of this project, costing almost a billion crowns, is expected to be completed later this year. Instead of the market, a shopping center, supermarket, and parking areas for nearly a thousand cars will be created.
