Prague - A significant share of new apartment sales in the capital city is held by the city districts of Prague 9 and 10. In these areas, developers sold 49% of all apartments that changed owners in the first half of the year in Prague, the development company Skanska Reality, which has long monitored the Prague residential market, reported today.

    In Prague 10, developers sold a total of 890 new apartments in the first six months of this year, which is 25% of all sales. Their average price was around 55,670 crowns per m². Another 854 apartments (24% share) with an average price of 53,971 crowns per m² were bought by people in Prague 9. At the opposite end was Prague 1 with 18 new apartments sold. Their price was double, averaging 119,680 crowns per square meter.
    This year is so far a record year for developers; according to joint statistics from Ekospol, Skanska Reality, and Trigema, a total of 3,550 new apartments were sold in the capital in the first half of the year, which is a quarter more year-on-year. At the end of the half-year, developers had another 7,000 new apartments available for sale, of which 2,600 are located in the area of Prague 9 and 10. According to Skanska Reality, their average price is 62,922 crowns per m².
    "As for prices, if we compare the current average price of the Prague development market with 2010, today prices are roughly at 95 percent. If the market continues at the same pace as before, we will be at the price levels of five years ago already next year," noted Naďa Ptáčková, the general director of Skanska Reality.
