The construction site is part of the Klafar area in the northwest of the city. The urban layout of the residential buildings is based on the principle of a traditional urban block, which determines the hierarchy and character of space types from public areas in the street through semi-private inner courtyards to private front yard spaces.
The proposed block forms the corner of Sázavská and K Milířům streets, spatially arranging the buildings to create a semi-public inner courtyard oriented to the south, while the western area of the site contains recreational spaces with vegetation.
The houses are designed as a structure composed of simple vertical sections. Each section has 4 above-ground floors and is defined by transverse load-bearing walls, between which inner loggias with wooden shutters are embedded. This creates a play of randomness and transparency on several levels. The loggia areas are on the facades facing the inner courtyard. Along Sázavská Street heading north, there are wooden balconies and communication reinforced concrete cores with elevators and staircases. The facades are flatter and more enclosed, featuring only strip windows. The residential sections move towards the inner courtyard, creating variously deep vertical atriums with greenery between the balcony and the apartments. Most apartments have their living space and bedrooms oriented to the southwest.
The inner courtyard designed at the level of the 1st floor of buildings B and C is intended for the leisure activities of the residents. The space includes crushed stone areas with benches under groups of trees, flowerbeds, and a pergola. In the slope between the inner courtyard and the area in front of building A, there are tiered steps resembling an amphitheater. The inner courtyard area is connected by a path to the public spaces in the western part of the site.
All construction structures are prefabricated and assembled on-site. The vast majority are made of wood - walls and ceiling panels are made of wooden CLT panels, while the balcony structure is made of glued wooden trusses. The cores with elevators and staircases, retaining walls, steps, and outdoor elements are made of reinforced concrete prefabricates.
Sustainability is expressed through the compactness of the mass and the straightforward modular prefabricated construction of wood and concrete. The building utilizes passive energy elements - shading from facade wooden shutters, natural ventilation for all apartments south/north. Vegetation is used on the roof and in the atriums to improve both the internal and external environments. The proposed outdoor arrangements with greenery and permeable surfaces are close to nature.
The houses are one of the first projects of multi-story wooden residential buildings in the Czech Republic and an example of affordable rental housing. The project was developed through the collaboration of the city of Žďár nad Sázavou and Česká spořitelna and with the support of the Ministry of Regional Development.
